Sellers, what will closing week look like?

Lets talk about how closing week will go along with some tips to help the process go smoothly. It is okay to leave spare paint/flooring behind but only if it exists on a wall/floor in your house. Please let us know if you will be out of town during signing so we can arrange for a mobile notary to come to you. Don’t wait until the last minute to move your possessions out of the home. Try your best to be out 1-3 days prior to closing.

Signing day will usually happen 1-3 days prior to closing. Escrow will give you a call to schedule your signing appointment. You will not get the signing appointment until escrow has all of the documents they need to close the loan. This may not happen until the day before or even day of signing. It may get a little chaotic at the end but try to stay flexible.

 

We prefer that you put all the house keys, mail keys and garage door openers in a drawer in the kitchen prior to closing. We will also need your mailbox number and garage code.Inspection repairs need to be completed three days prior to closing. The reason for this is the buyers will do a walk through 1-2 days prior to closing. They will be looking to make sure all of the inspection repairs are complete during this time.

 

All of your utilities need to stay on through closing day. We recommend that you contact all of the utility companies a few days prior to closing and ask them to transfer all the utilities the day after closing. Once again the buyers final walk through will happen 1-3 days prior to closing so make sure all those inspection repairs are complete 3 days prior. You technically do not have to be moved out by this time however we do recommend you to be out or almost out.

What does empty and clean really mean. This means all your possessions need to be out of the home including things you aren’t planning on taking with you. Sweep and vacuum the floors and wipe all the counter tops off. Remove all the trash from inside and outside your home. Make sure the house is a place you would want to walk into. Having said that you are under no obligation to have the home professionally cleaned. Here in the Northwest our grass grows really fast in the spring and summer and then slows in the fall and winter so make sure you take the time to make sure all is well with your front & back yard.
